How quickly can you start managing my villa?
We can typically begin management services within 2-4 weeks of signing our agreement. This includes property assessment, staff onboarding, marketing setup, and system integration. For urgent situations, we can expedite the process.
What is the difference between the management fee and operational costs?
The management fee is a fixed monthly cost that covers our management, human resources oversight, and accounting services. Operational costs, such as staff salaries, utilities, guest supplies, and maintenance, are billed separately as an operating expense from the property’s income.
How will I receive financial reports for my property?
For full transparency, all receipts are uploaded to a shared Google Drive folder. Our dedicated accountant will also provide a detailed operational Profit & Loss (P&L) report after the first week of each month.
How do you handle property maintenance and repairs?
Our area manager is responsible for making sure the villa stays in excellent condition. We work with local technicians to handle defects and conduct preventative maintenance, such as air-conditioning cleaning and freon refilling every three months, to avoid guest complaints. While we supervise small maintenance tasks, major renovations are outside of our scope and must be arranged directly by the owner with a contractor.
How do you handle staff recruitment and supervision?
We hire and train all core villa staff, including housekeeping, gardeners, and pool attendants. Our experienced area managers supervise multiple villas to ensure the property stays in top condition. We also have a pool of daily workers available to ensure seamless operations during staff days off or illness.
